Post-Remediation Verification: Why an Independent Party Should Clear the Job
February 18, 2026 · 6 min read · Mold Inspection Manhattan Beach
The company that performed the removal should not be the company that grades the work. Here is what real clearance looks like.
Clearance is a conflict-of-interest question
When the remediation contractor also issues the clearance, the same party is grading its own homework. We perform inspection and testing only in Manhattan Beach, so a clearance result from us carries no incentive to pass or fail.
What a proper verification includes
A defensible clearance is a sequence, not a single air sample.
- Visual inspection of the containment area for remaining debris or damaged material
- Moisture readings confirming materials have dried to target levels
- Air samples inside containment plus an outdoor control
- Surface samples on cleaned materials where appropriate
- Written pass or fail with photographs and laboratory documentation
If the area fails
A failure is not a disaster. It usually means additional cleaning or continued drying is required, then a resample. Documenting a failure protects the property owner far more than a premature pass.
