Commercial buildings raise the stakes. An employee complaint, a tenant claim or a health department inquiry needs a documented, defensible answer, and the investigation usually has to happen without shutting down operations. We schedule around business hours — including overnight, since we are available around the clock Sunday through Thursday — and work in a way that keeps disruption minimal.
Larger buildings also behave differently. Rooftop units, long duct runs, pressure imbalances between suites, and ceiling plenums used for return air all create pathways that do not exist in a house. A problem originating in one tenant space can produce complaints two suites away.

Commercial reports carry more weight than residential ones because more parties read them: property managers, ownership, tenants, insurers, attorneys and sometimes regulators. Ours include scope and methodology, floor-plan-referenced sampling locations, calibrated instrument readings, accredited laboratory results with chain of custody, photographs of every finding, interpretation against outdoor controls, and a clearly bounded recommended scope of work.
Because we sell no remediation, nothing in that document can be challenged as self-interested. That neutrality is frequently the reason a report is accepted without dispute.
HVAC and building systems
In commercial buildings, mechanical systems are usually part of the story. We evaluate rooftop units and air handlers, filtration condition, condensate management, return air paths and pressure relationships between spaces. A negatively pressurized suite drawing humid outside air, or a plenum return pulling from a damp chase, can create a persistent problem that no amount of surface cleaning resolves.
Landlord and tenant disputes
When ownership and occupancy disagree about a moisture condition, an independent third party ends the argument faster than either side's contractor.
