Post remediation verification — also called clearance testing — is the independent check that removal work achieved what it was supposed to achieve. It should always be performed by someone other than the company that did the removal. A contractor certifying their own work is not verification; it is an opinion with a financial interest attached.
Because we do not perform remediation, we can serve as that neutral third party for any project in Manhattan Beach, regardless of which company did the work.
What clearance includes
Verification is a sequence, and the visual step comes before the sampling step. A space that fails the visual assessment should not be sampled at all — the samples would only document a condition that is already visible.
- Visual inspection of the remediated area for remaining growth, debris, dust and staining
- Verification that materials scheduled for removal were in fact removed to the specified boundary
- Moisture readings confirming the underlying source was corrected and materials are dry
- Assessment of containment, negative pressure and whether cross-contamination occurred
- Air sampling inside containment, in adjacent areas, and outdoors as a control
- Surface sampling where warranted to confirm cleaning of remaining structural materials
- A written clearance report with laboratory data and a pass or fail determination
Timing within the project
Clearance is performed after cleaning and drying are complete but before containment is removed and before any reconstruction begins. Sampling after the plastic comes down loses the ability to distinguish the work area from the rest of the building, and sampling after drywall is installed means a failure requires tearing out brand-new material.
We coordinate directly with your contractor's schedule so this step does not become a bottleneck.
What passing and failing mean
A pass means the area was visually clean, materials were dry, and airborne spore levels inside the work area were consistent with or below the outdoor control and the unaffected comparison area. A failure means one of those conditions was not met. Failures are usually straightforward to correct — additional detail cleaning, HEPA vacuuming and air scrubbing, then a re-test.
We report the result exactly as measured. We do not soften a failure to keep a project moving, and we do not manufacture one.
Why the source verification matters most
The most common reason mold returns after successful remediation is that the moisture source was never actually fixed. Removal addresses the growth; it does not repair the leak. Our verification always includes moisture readings at the source location, because clean air today means very little if the same pipe is still dripping behind the new drywall.
Documentation for owners and buyers
A clearance report is often requested years later — by a buyer, a lender, an insurer or an HOA. Ours include the scope of the remediation performed, dates, methodology, all laboratory data with chain of custody, photographs, moisture verification and the clearance determination in writing. It is the record that proves the problem was handled properly.
